Case Study: Christ Church Roxeth
How A Parish Church Grew Income & Community Through Venue Hire
The Context
Christ Church Roxeth
Nestled halfway up Harrow’s historic hilltop, Christ Church Roxeth (CCR) is a peaceful local parish church. Set back from the main road at the end of a long driveway and surrounded by trees, CCR offered a quiet retreat, with two large halls alongside the main church space. Yet despite having three large, usable spaces, CCR was earning less than £10,000 in venue hire income per year.
At the beginning of 2025, the church began pursuing a new vision centred around becoming a ‘living sanctuary’; a place rooted in welcome, prayer, sustainability, and community life. Connective Vision was engaged to help the church open its doors more intentionally to the local community by creating safe, welcoming spaces for hire.

"Even from our initial meeting, Charlotte could spot potential for growth in areas we had either not seen before or long overlooked. She came not just with a clear action plan but with a spiritual sense of what God could be calling our church towards. Her input has helped us see how our building can be a fountain, rather than a drain, for mission in our community."

The primary goal was to use venue hire to strengthen relationships with the local community. Alongside this, CCR hoped to create a more reliable income stream from its spaces.
Three months post-launch, CCR had secured new repeat bookings, one-off events, and a 209% increase in venue hire income compared to the same period the previous year. Whilst time is needed for the full results to emerge, these early signs are very encouraging.

The Challenge
Although the possibility of venue hire had been discussed for years, like many smaller churches, CCR lacked the time, resources, and strategic direction required to build an offering that was both effective and sustainable.
Support was needed to turn a broad desire to serve the local community and generate income into a practical plan. As a consultancy, we enabled them to implement the right positioning, systems, and strategy, creating a venue hire model that felt sustainable and manageable in the long term.
Alongside this, there were several familiar challenges faced by many churches:
1. Visibility in the local community
Awareness of the spaces was very limited, with most enquiries coming through word of mouth. Venue hire was only mentioned in a single link on the contact page, and the building itself was physically hidden from the road.
2. protecting worship
Maintaining appropriate boundaries to ensure any hire use aligned with the church’s values was a key consideration.
3. Limited staff Capacity
Capacity was stretched, with a vicar and administrator already managing the day-to-day life of the church.
4. Awareness of opportunities
Like many churches, the building was primarily viewed through the lens of its existing use, making it difficult to objectively assess how external audiences might experience the space and identify the strongest opportunities.
Generating Income and community use
The Venue Hire Strategy
After an initial consultation, Christ Church Roxeth moved forward with our Foundations Package, a solution designed to help churches and community spaces with limited income or capacity build sustainable venue hire income affordably.
Our role was to create a venue-hire model that was practical, sustainable, and would be manageable for CCR in the long term.

Key areas of support included:
Identifying Opportunities
Researching the church, local area, and venue market to identify realistic opportunities aligned with the church’s values and capacity.
Creating Practical Strategies
Translating that research into a practical venue hire model that reflected both the strengths of the space and the realities of the local market.
Recognising Value
Identifying where value within the building had been overlooked and helping the church understand how external audiences might experience the space.
Designing Compelling Marketing
Creating photography, brochures, and venue hire materials that clearly communicated the value of the spaces and helped potential hirers see how the venue could meet their needs.
Increasing Visibility and Awareness
Increasing visibility through agency listings, a dedicated venue hire webpage, and an improved online presence.
Communication Training
Improving communication so potential hirers could quickly understand the spaces, book easily, and imagine themselves using the space.
Implementing Supportive Systems
Introducing practical systems and enquiry processes that reduced pressure on the small team and made growth more manageable.
Growing Confidence
Providing training around enquiries, site visits, and customer journey consistency, helping the team communicate with greater confidence.

The Results
Working with Connective Vision helped Christ Church Roxeth move from a hidden, underused church building with no clear venue-hire strategy to a visible, community-facing, and operationally sustainable venue-hire model aligned with the wider mission of the church.

Average website page engagement time
Even at this relatively early stage, the results have been significant. Key outcomes include:
- A 60% increase in bookings for Q1 year on year, alongside a 209% increase in venue hire income
- A 93% increase in average booking value, reflecting stronger positioning, communication, and perceived value
- Increased community-centred use of the building, including community groups, family gatherings, and tutoring
- Strong website engagement, with visitors spending over four minutes on average exploring the venue hire
- Reduced operational pressure through practical systems, workflows, templates, and enquiry processes that made growth more manageable for a small team
- Greater confidence in communication, bookings, site visits, pricing, and management of the venue hire operation
- Stronger leadership and PCC alignment around venue hire's role in supporting the church’s wider mission
Most importantly, the project helped the church recognise the value and potential already present within its spaces, while creating the visibility, structure, and confidence needed for sustainable growth.
Summary
What makes the story of Christ Church Roxeth so encouraging is that it demonstrates what is possible for smaller churches that are not based in central London, do not have large teams, and are not working with huge redevelopment budgets. Our results show that churches often have significant potential. What’s needed is help recognising the value of the space, communicating it clearly, and putting the right structures in place to support sustainable growth.
Most importantly, this project showed that venue hire does not need to compete with the mission of the church. With the right support, churches like CCR can not only create new income streams but also build stronger relationships with their local community.

A Few More Stories…
The Unexpected Decorators
During the project, we discussed how refreshing one of the halls would make a huge difference to how it felt for the community groups using it. The challenge was that the church simply did not have the budget or capacity to redecorate.
Shortly afterwards, a Romanian church began regularly hiring the hall and offered to repaint and redecorate parts of the space themselves. By the end of the project, the church had effectively received a newly refreshed hall without needing to cover labour costs.

A Free Tree
Because the wider vision centred around becoming a ‘living sanctuary’, we spent time thinking about how the building itself could better reflect warmth, welcome, and connection to the surrounding green space. We discussed bringing more greenery into the venue as a simple way of adding life and character to the spaces.
Within a few weeks of that conversation, a large faux tree was donated through the church’s charity shop and now sits proudly in the lounge area.
New Regular Bookings
As the venue hire operation developed, it became clear that regular repeat bookings would be far more sustainable for the church than relying heavily on one-off hires. At the time, most enquiries were still individual events.
We spent time praying specifically for regular community use that the existing team could realistically manage and support well. Since then, the church has established new regular hires, helping create more predictable income and deeper ongoing relationships within the local community.
